Here is the diagnosis logic we use on surveys, and the fixes in the order they should happen.
Start with what the cold room has that the warm rooms don’t
Walk the house and ask what is different about the cold room’s envelope:
Sloping ceilings (skeilings). In older Oxford houses, top-floor rooms often have short sloping ceiling sections where the roof passes through the room. The flat loft above may be insulated; the slopes almost never are — a few square metres of what is effectively bare roof, inside the bedroom. On a three-storey 1950s semi we surveyed in Kennington, thermal imaging showed the sharpest heat loss in the house was through exactly these roof sections — around 7.6 m² of uninsulated slope across three bedrooms and a bathroom — while the loft itself just needed a routine top-up. Worse, the old loft insulation had been pushed down into the slopes, blocking the eaves ventilation without actually insulating the rooms: cold bedrooms and a condensation risk in the roof.
Rooms over voids. A bedroom above a garage, passageway, bay or porch has a cold floor as well as cold walls. On a Kennington annexe conversion our scope included insulating the garage ceiling below the room and the floor sections inside the box bays — because until the floor is treated, no amount of heating makes that room feel warm at ankle level.
Suspended timber ground floors. Victorian ground-floor rooms sit over a ventilated void; uninsulated boards run cold draughts through every gap. Our specifications for these floors put insulation between the joists on netting, with the sub-floor ventilation deliberately preserved — the void must keep breathing even as the room stops leaking.
Corner rooms and thermal bridges. A corner room has two external walls; heat also short-circuits through junctions — around window reveals, at bays, and where internal walls meet an external wall. On a five-storey Victorian retrofit in North Oxford, the specification insulated the party-wall returns for at least 600 mm precisely to stop those junctions acting as cold strips. Cold-bridged surfaces are where mould appears first, because they are the coldest points in the room (the mechanism is explained in our condensation guide).
Single-glazed or leaky windows. Usually a contributor rather than the cause — but a large single-glazed bay can dominate a small room’s heat loss.
Thermal imaging: measure, don’t guess
A thermal camera on a cold day turns this from opinion into evidence: uninsulated skeilings glow as hot stripes from outside, missing cavity fill shows as patchwork, floor draughts trace visible cold plumes. It also prevents wrong spending — on that same Kennington survey, imaging ruled out external wall insulation the owners had assumed they needed, and redirected the budget to the roof slopes where the loss actually was. That is the point of diagnosis: the cheapest retrofit is the one aimed at the right surface.
The fixes, in order
- Insulate the slopes and top up the loft as one continuous job. Wood-fibre boards to the skeilings, plasterboarded over, made continuous with the joist-level loft insulation — with rafter trays keeping the eaves airflow open. Continuity is the whole game; a gap between slope and loft insulation is a built-in cold bridge.
- Treat floors over voids. Insulate between joists from below (garage or cellar) or by lifting boards, keeping sub-floor ventilation clear.
- Address the walls. Corner rooms with solid walls want internal wall insulation carried properly around reveals and returns — partial wall insulation that stops at the awkward junction just moves the cold spot.
- Windows and draughts last. Upgrade glazing and seal the obvious leaks once the big surfaces are dealt with.
- Then rebalance the heating. After fabric work the “cold” room usually needs less radiator than it has. Turning the boiler up was always the expensive non-answer.
When to bring us in
